The foundation is literally what your home is built on and when something goes wrong, it can ripple through the rest of the property. Whether you're buying, selling, or already own a home in Los Angeles, understanding the signs of foundation problems can save you time, money, and stress.

Here’s how to tell if a home might have foundation trouble and when it’s time to call in a licensed structural engineer.

Common Signs of Foundation Problems

Not every crack is serious but some are worth further investigation. Here are the most common indicators:

1. Cracks in Walls and Ceilings

  • Diagonal cracks above doorways or windows
  • Horizontal cracks along drywall seams
  • Cracks that are wider than ¼ inch or growing over time

2. Doors and Windows That Stick

Sticky doors or windows that once opened smoothly may signal a shifting foundation.

3. Uneven or Sloping Floors

Noticeable tilts or slopes, especially in older homes, can point to movement underneath.

4. Visible Gaps

  • Between baseboards and floors
  • Between walls and ceilings
  • Around windows or exterior steps

5. Moisture in the Crawlspace or Around the Foundation

Water intrusion near the base of the home can weaken structural elements and lead to movement or erosion.

When to Call a Structural Engineer

A general home inspection is a great first step, but inspectors aren’t licensed to diagnose structural issues. If the inspector flags concerns—or you notice signs yourself—a licensed structural engineer can provide a thorough analysis and solution plan.

You should consider hiring a structural engineer when:

  • The home has visible cracks, settling, or sloping
  • Your inspector recommends further evaluation
  • The property is on a hillside, near a fault line, or has expansive soils
  • You’re planning major renovations or an addition
